Room application
Please read all the information on this page before filling out our room application form.
Please fill out the application form ~1 month before your estimated arrival date. It should be filled at least 2 weeks before your arrival.
Instructions for filling the room application:
You can have 1 active application in the waiting list. If you send in several applications, only the last one will be kept and older ones will be deleted.
Make sure all the data you enter into the application is correct. If you send in an application with incorrect information or missing information (e.g. wrong name), it will be deleted.
Fill out all mandatory fields marked with a * .
Make sure you write your FIRST NAME and SURNAME in the correct fields. Please make sure that the name you add to the application matches the name on your ID (nicknames or aliases are not allowed). You will need to confirm your ID with a document during check-in.
You can choose a contract starting date from the room application calendar. This date which you select will be the official starting date of your contract and you will need to start paying rent from this day. Please double check the contract starting date before accepting your room offer.
Minimum contract length is 1 calendar month (30 days).
The room application asks for your bank account number. This is needed in order to transfer your deposit back to your account after your contract ends. This does not have to be Estonian bank account. The campus cannot make any automatic withdrawals from your bank account – you will need to make any invoice payment yourself.
If you want to apply together with a friend/partner/spouse/family member, please do one of the following:
- If you want to share a twin room with someone, both applicants should choose “1 bed in 2-place room” in the application. That way both of you will get a contract for half of the room. Please write the name of the person who you want to share a room with in the application comments box.
- If both of you want to have your own bedroom, but share an apartment together, both should choose “2-place room” in the applications. That way both will get a contract for one separate bedroom. Please write the name of the person who you want to share an apartment with in the application comments box.
After submitting the room application:
Once you have submitted your application, you will receive an invitation to the Bidrento tenant app, which is a platform where all tenants who have a contract with Rohemu Campus, can view their contract info, receive and pay their invoices and message the campus staff.
After getting a room offer, it will display a deadline for accepting the offer. Once the deadline passes, the pffer cannot be accepted anymore and you will have to apply again.
If you reject the offer made to you it might not be possible to get another one, so make sure to do it only if you are sure you don’t want a place at the dormitory.
If you accept the room application and get a contract with us, but decide to not move here for any reason, inform the community manager by e-mail. Your dormitory contract will not be automatically cancelled if you leave the invoices unpaid. Cancelling the contract before it’s starting date is free and in that case the deposit will be returned to you. If you don’t cancel your contract before it’s starting date, your deposit will be used as the booking fee to cover the rent fee from the starting day of the contract until the day when the contract ends.
The contract starting date is the earliest day when you can check into the campus and get the room key.
If you arrive to the campus before the official starting date of your contract, you will need to change the contract at Torn community manager’s office (contract changing fee 10€) in order to be able to start the rent period earlier. This is possible only if there is an available room at the time.
If you arrive to the dormitory before the official starting date of your rental agreement and your room is not available yet, you can book a room at Torni Hostel (payment can be made at the reception desk) for a few nights until your campus rental agreement starts.
Fixed term contract
A fixed-term contract is signed for the period 25.08–30.06.
The contract ends upon expiry and cannot be terminated early. No fixed-term contracts will be signed or extended for the summer period. This allows for room usage and renovation planning during the summer.
- Valid for a fixed period: 25.08 – 30.06
- Signed for a minimum of 3 months and up to a maximum of 10 months
- Cannot be terminated early
- Can only be extended up to 30.06
- Deposit + 1 month’s rent prepayment required
- Contract change fee: 25€
- A new room is assigned when signing a new contract
- Extension only possible after the room cleaning check is done
- During summer (01.07–24.08), only open-ended contracts or hostel bookings are available
- Roommate rearrangement possible during the contract (if left living alone in a room)
- Price includes utilities and free WiFi
- Valid for students only
Open ended contract
Can be signed year-round and terminated with a 3-month notice.
During the contract’s validity, tenants are entitled to free bed linen and annual deep cleaning of rooms and common areas by Rohemu Campus. No roommate rearrangement — the room/bed assigned upon signing remains the same until the contract ends. Exceptions only if urgent renovation of the room is required. – Signed year-round

Hostel
Short-term accommodation (under 3 months)
Rohemu Campus hosts Rohe Hostel, offering short-term accommodation based on the price list. All stays under 3 months are considered short-term.
